Unlike most of LSR Group's projects, Zilart LCD is being built using monolithic rather than panel technology. It would be strange to build panel housing in such a place. The site says that the complex belongs to the art class, but, I suppose, this is marketing, but in fact it belongs to the business class.

So, the facades of monolithic buildings will be insulated and faced with clinker bricks, which are produced at one of the Group's factories. The pattern on each house will be different. As Dmitry noted, the company invited several architects, each of whom received their own scope of work.

When I asked why several architects, and not one, developed the architectural concept of the complex, Dmitry replied "for a change, so that it would not be boring." On the LCD layout, the Zilart looks definitely not boring. Let's hope that in reality it will also pleasantly surprise you.

The highlight of the complex is panoramic windows. Both in the photographs and in the video, you will see that the windows in the houses will be on the floor. Loggias are planned in the same way (there are no balconies in the complex). I believe there will be a lot of light in the apartments, which is only a plus in our climate. The height of the clean ceilings is 3.1 meters. New settlers will receive housing without finishing, even without preparation for finishing ("this is a business class, said Dmitry"). So far, it is not possible to order repairs, but, according to Dmitry, the company is considering such an option.

Housing geometry

Monolithic construction technology assumes free layouts, so in this section I will analyze what the designers offer to future owners in the booklets. In reality, the owners will receive only walls around the perimeter of the apartment, inside of which they can put interior partitions at their discretion, because only wet areas (bathrooms) will be allocated by the builders, which cannot be transferred.

Since the Zilart residential complex belongs to the business class, there are no studios here. The apartment building consists of 1-, 2-, 3- and 4-room apartments. The layout is quite standard, the kitchen area is only 10 sq. m, combined bathroom with a footage of 3.7 sq. m, room 13.7 sq. m with a loggia of 1.5 sq. m, entrance hall 5, 3 sq. m with the ability to put a wardrobe there. In principle, not a bad apartment for a student or a lonely elderly person.

However, in the same section, there are 1-room apartments of a much more interesting shape. The area here, of course, is much larger - 43 "squares", but the kitchen is 21.5 square meters. meters with a room of 11.5 sq. meters. If you play with the geometry of the housing and move the wall, you can make a great kitchen-living room with a dedicated room.

Two-room apartments are of both linear type and on two sides. To be honest, I liked the first ones more, because there is a long corridor in the "vests", in which it is impossible to put a wardrobe because of the abundance of doors from all rooms and a bathroom. Its area is already 8.4 sq. meter, but the functionality is almost absent.

Three-room apartments are almost all on two sides of the world, but there are, let's say, standard-corner apartments with traditional rectangular rooms and a large hall (9.8 sq. M.), Two bathrooms (2.7 and 3.8 sq. M.) And a kitchen 12.6 sq. m. And there are also corners in sections with beveled corners, and here there is already a hall of 12.5 "squares" - almost a whole room, a huge kitchen measuring 21.4 square meters. meters with a non-standard, albeit tiny, loggia of 1.1 sq. m.

Four-room apartments are the same as standard and non-standard "treshki", only the area is larger. They even have exactly the same dressing rooms with a hall area of 2 sq. meters.

Layouts - 8 out of 10 points

On the whole, I liked the geometry of the housing - there are both traditional options and unusual ones. A big plus is that you can put the walls inside the apartment according to your taste, so you don't have to be intimidated by the large areas of kitchens on the plan and the modest footage of rooms. In some places there are non-functional corridors and windows at the end in narrow rooms. In such cases, I'm afraid, even panoramic view will not save you from blackout. For these shortcomings, I lower the grade a little.

Sales of apartments in the Zilart residential complex were opened on September 16, 2015 with a starting price of 150 thousand rubles per square meter. Nevertheless, prices there start at 5 million rubles for an apartment with an area of 37 sq. meters (135 thousand rubles per "square").

Also to Dmitry's question “What else are you looking after? Where did you go? " I honestly answered that I was planning to go to the Residential Complex "Symbol" from "Donstroy" and had already been to the RC "City on the River Tushino-2018". The latter, by the way, was recently checked by me.

Despite the fact that the first stage of this project belongs to the comfort class, in fact the complexes are very similar. They are large-scale, being built on the former industrial zones on the banks of the Moskva River using monolithic construction technology. The first houses, just like in the Zilart residential complex, will be commissioned at the end of 2017. The only difference is that the residential complex "City on the Tushino River-2018" is located 10 km from the center of Moscow and there are two metro stations next to the complex. Prices start at 6.4 million rubles (for an apartment with an area of 39 sq. M, ie 164 thousand rubles for a "square").

Residential complex "Symbol" will also appear on the site of the formerly known plant "Serp and Molot", the building area of this project is only 5 hectares less than the residential complex Zilart (60 hectares). Now there are being built two quarters "Freedom" and "Dignity" (also using monolithic technology), the minimum cost of an apartment (30 sq. M.) With 100% payment of 4.5 million rubles (150 thousand rubles per "square") with a period delivery III quarter of 2019. Apartments in the Zilart residential complex are sold in accordance with 214-FZ, agreements on equity participation are concluded with buyers. Registration of a preschool institution and the subsequent registration of ownership will cost an additional 30 thousand rubles.

This month, when buying a home in lot 8 with 100% payment or a mortgage, a 4.5% discount is provided (in other houses on the same terms, the discount is 3%). On the Zilart LCD website it is specified that the discount is summed up with the discounts in force in the company from 06/01/16 to 06/30/16. Maximum size discounts 6.5%.

An interest-free installment plan can be issued for the purchase of apartments in lot 8 until November 20, 2017. The first installment is 30%, the rest must be paid in equal quarterly installments. The buyer is given a 2% discount on these terms.

For other lots, under similar conditions, installments can be issued until May 20, 2017. Above, I wrote how to find a construction site, and also briefly outlined the transport situation in this location. It is well characterized by the proverb "the elbow is close, but you won't bite." There are three major transport arteries near the Zilart residential complex: the Third Transport Ring, Andropov Avenue and Varshavskoe Shosse, but they are all very busy today. It's hard to imagine what will happen when the entire residential complex is settled. And it is unlikely that the situation will be radically changed by a new exit from the Zilart residential complex embankment to Varshavka.

In a funny way, the situation is duplicated in relation to pedestrians. Near the complex there are 3 metro stations ("Tulskaya", "Aviamotornaya" and "Technopark"), but all of them can be reached on foot for at least 20-30 minutes. However, it is easy to get to Tulskaya and Aviamotornaya by transport - there are many different routes along the Third Transport Ring.

No matter how managers assure that the houses of the second stage will already be standing by the time the first stage is completed, and the active construction site will be separated by fences, nevertheless, the construction of a large number of monolithic houses until 2022 is an unpleasant neighborhood.

However, in all honesty, I liked the Zilart LCD. I think the Mystery Shopper will come back here to see how the developer fulfills everything promised, but for now the complex gets “8” points by the sum of the factors.

The residential complex "ZILART" from "LSR-Nedvizhimost" is located in the Danilovsky district on Avtozavodskaya street. A plot of more than 65 hectares has been allocated for the creation of a new microdistrict. Green areas, embankment

Within the framework of the project, a unique museum center "Hermitage - Moscow" is being built, where samples of contemporary art will be presented. A unique educational center will be located in a separate block on the territory, including two schools and two kindergartens, as well as a common sports ground. Another school and 10 kindergartens are being built next to it.

Multifunctional complex "ZilART" from LSR is located 200 meters from the Third Transport Ring. Within walking distance are the Avtozavodskaya metro station and the ZIL transport hub. First, the infrastructure of the district is poorly developed. And it will be really difficult for the tenants, at least at first. The developer promises to solve this problem within the framework of the project. Secondly, the industrial zone, the size of which is large enough, harms the environment and the general appearance... The proximity to TTK does not add enthusiasm either, because dust, noise and gas pollution are added to the lists of next problems. If you try to look into the future, then the prospects for the district can be excellent, because it is washed by the river on all sides. And when, instead of factories, new residential quarters with a landscaped territory grow, the situation will noticeably improve.

The location of the complex next to the Third Transport Ring has and positive side: this leads to good transport accessibility. It will be convenient for motorists to move around the city. Traffic jams, of course, cannot be avoided.
