My new assignment from the editors of the site was the Vidny Gorod residential complex. This is a large-scale project that the Urban Group company is building 6 km from the Moscow Ring Road along the Warsaw Highway, in the city of Vidnoye, next to the Sukhanovo estate. The new building will include 17 blocks or 31 buildings with 6 thousand apartments. Here you can buy both unusual apartments (cityhouses, high-flat apartments, eco-lofts) and traditional ones. Intrigued, I went to check out the residential complex.

A multifunctional sports center with a swimming pool, a tennis court, an outdoor skating rink, and a work out area will be built in the Vidny Gorod residential complex. It is planned to have 2,000 parking spaces in the underground parking and another thousand spaces in guest parking, which is not enough for 6,000 apartments, in my opinion.

The project will also include a variety of shops (including a pet store, a farmer's shop), several cafes and restaurants. Without leaving the city, you can visit a beauty salon, an insurance company, a bank branch or a travel company. The highlight of the project is a regular park similar to Versailles or Fontainebleau, and a walking terrace.

Public premises are designed on the first floors of residential buildings in the first stage of construction. For example, in house No. 7 there are 6 of them. That is, most likely, essential items (food or medicine) can be purchased on the territory of the residential complex from the first days of life.

Across the road from the Vidny Gorod residential complex, the Gosudarev House residential complex is being built, and various infrastructure is also promised there. When asked by the manager whether residents of Vidnoe Gorod, while waiting for “their” kindergartens and schools, could place their children there, he said that it was unlikely. The Gosudarev House residential complex is also a large project, and it is unlikely that the infrastructure there will be unclaimed by residents, so the manager immediately advised me to think about gardens and a school in Butovo.

Infrastructure - 7 out of 10 points

If the developer’s grandiose plans come true, the residents of the complex will not have to leave the boundaries of their “city.” True, new residents of the first stage will be forced to make do with the surrounding infrastructure (in Rastorguevo or Butovo). Also minus a point for the small number of parking spaces in the indoor parking.

Ecology

On one side, the residential complex borders on a large forest area, on the other, on several gardening associations. The construction site and its surroundings can be viewed in a 3D tour on the complex’s website, where the location is clearly visible.

The only source of noise and smog in this area is Rastorguevskoye Highway, but it is relatively small and therefore not very busy: even at 9 o’clock on a weekday there are no serious traffic jams. The map did not show me any landfills or cemeteries nearby.

As for the power line that runs along the site, sales managers answer that this is not a high-voltage line that supplies electricity from region to region, but a small line owned by a private company in Lopatino, and electricity does not flow through it constantly, but literally 2 times. 3 per month.

Who is building?

As I already mentioned, the developer of the project is Urban Group. Her new buildings have already come to the attention of the Mystery Shopper. So, in the spring, the Opalikha O3 residential complex was inspected, where I wrote in detail about the reputation of the developer.

Currently, the situation has remained virtually unchanged. The company has several completed projects: residential complex Opalikha O2, residential complex City of Embankments, residential complex Novosvodnensky. No delays in construction were recorded at these sites.

At the same time, the company is engaged in the construction of several other large projects: residential complex “Solar System”, “Opalikha O3”, “Mitino O2”. Those who bought apartments in these residential complexes do not have many complaints, the most serious ones are about flooded storage rooms in the residential complex "City of Embankments". It cannot be said that these complaints are widespread, but when “purchasing” an apartment in the Opalikha O3 residential complex, the manager admitted in a conversation with me that there was a problem.

Currently, despite the crisis, Urban Group is building a lot and very actively. The company is a “platinum” partner of Sberbank, and this says something. By the way, sales in the Vidny Gorod residential complex started when the ground floors of the first houses were already built: the structure has its own funds for the construction of the residential complex, construction is not carried out exclusively with the money of shareholders. The official developer of the Vidny Gorod project is a subsidiary of the Urban Group, Vash Gorod LLC.

Reliability of the developer - 9 out of 10 points

Urban Group is one of the largest development companies in the market of new buildings in the Moscow region. She works closely with Sberbank, builds a lot and on time. Minus a point for problems in the City of Embankments.

On the official website of the Urban Group company there is a small business card of the project, when you click on it you will immediately be redirected to the registered website of the Vidny Gorod residential complex. It looks luxurious and interesting, replete with images of the future complex. I got acquainted with the permitting documentation for the project, read about the concept of a “City for Life”, the planned infrastructure, rare apartment formats, and looked at the progress of the construction of the residential complex.

True, choosing apartments on the website is inconvenient: different types of houses, several formats of apartments and different delivery dates for houses. And with all this variety, only the minimum prices for apartments are indicated, which would be enough if they were standard.

In general, it is completely impossible to understand how much, for example, an apartment with a dressing room is more expensive than without it, or how panoramic glazing affects the final price. There are such items in the advanced search, but the cost of the apartment can only be found out after calling the office.

By the way, the callback order form works like clockwork. All you have to do is enter your phone number in a special field, and the answering machine will instantly call you back. And while the mechanical voice thanked me for contacting Urban Group, the operator connected and we discussed everything that I wanted to clarify. But I’ll tell you about the service later, but for now let’s return to the World Wide Web.

The official project forum is full of photographs of the new building. It is designed in the style of the official website, and the “relatedness” is immediately visible. The forum is relatively lively, messages are published there regularly. True, the topics discussed did not interest me very much - prices, transport accessibility (plans of the city government for the development of the transport network), project infrastructure.

But the information is either duplicated from the official website, or is more like rumors. The situation is similar in the VKontakte group. It would seem that there were more than 800 participants, but there were messages about promotions and discounts, a sluggish discussion of power lines and searches for neighbors.

The independent forum also did not add new knowledge about the object, despite the fact that it is very active. 60 topics discussed, but, to my regret, I did not find any serious criticism of the project anywhere. There were only trifles like “windows to the north - it’s a little dark”, “isn’t the power line dangerous?”

On the official website of the project you can find almost all the necessary information for your first online acquaintance. Points reduced for the lack of a detailed price list and web cameras.

Ways-roads

The Vidny Gorod residential complex is located on Rastorguevskoye Highway, near Vidnoye. You can get to the new building from the Annino metro station by minibus No. 1019. The minibus runs quite often, once every 10-15 minutes, the fare is 35 rubles, the journey takes 20 minutes.

It’s scary to imagine what will happen there when the neighboring complex, the Sovereign’s House, is put into operation. Representatives of the developer claim that the Vidnoye city administration plans to launch another public transport route, but this is so far only from the words of managers; I have not found official information about this anywhere.

Another option is to travel from the Vidny Gorod residential complex to Moscow by rail. Rastorguevo station is located 4.5 km from the houses under construction; it can be reached either by the same minibus No. 1019 or by a free Urban Group branded minibus.

The nearest metro station is “Varshavskaya” (you will need to get off at the Kolomenskoye railway station). It takes about 15 minutes to get there from Rastorguevo station, the fare is 20.50 rubles. Travel to Paveletsky Station costs 61.50 rubles, travel time is 35 minutes.

You can also take bus No. 471 from the Rastorguevo platform to the Domodedovskaya metro station; the fare will cost 65 rubles.

For car owners there is only one option: Rastorguevskoye Highway, which turns into Simferopolskoye. Judging by Yandex traffic jams, both routes are relatively safe - during peak hours there are, of course, difficulties with exiting the Moscow Ring Road and entering Moscow, but the traffic jams are small and short-lived.

Transport accessibility - 7 out of 10 points

The only public transport route whose stop is within walking distance from the new building is minibus No. 1019. The railway platform and buses to Domodedovskaya cannot be reached on foot. Currently, there are traffic jams on the road to Moscow, but not catastrophic.

Sales office

As I already said, I was very impressed by the speed of the sales department’s response to ordering a call from the website. The waiting time was no more than 20 seconds. Several more calls to the company showed that this was no exception. The company’s specialists respond to potential buyers very quickly, do not “dump” the client after contacting them, but call back if the meeting did not take place, for example.

I went to the sales office at the site on a weekend morning. The minibus from the railway station was in place long before the departure time (it was not difficult to find, thanks to the corporate design). The sales office building looks solid, designed in a classic style, the area around it is clean and beautiful.

I also didn’t have to wait for a meeting with the manager (literally 3-5 minutes, during which I only managed to look around and refuse coffee) - the meeting was scheduled. Despite the early hour and bad weather, I saw a stir in the office - all the managers were busy, and waiting visitors were crowding around the reception.

I found the sales office interesting: a beautiful, illuminated model of the future complex, an observation deck decorated with flowers. I think that buyers spend their time waiting usefully. According to the manager, what I observed was not yet the peak. By lunchtime, even more people gather.

The conversation with the sales manager, which became a continuation of the conversation on the phone, was productive: Maxim answered not only the questions asked, but also told a lot of things that I had not asked. As a result of the conversation, I had 2 options for apartments to choose from and a clear idea of ​​what to do next.

True, manager Maxim is poor in terms of materials - he has run out of business cards, there are no beautiful folders (and it was only morning!), but these, of course, are trifles. A small point that characterizes the work of a specialist - this is not the first time I go for inspections, but for the first time the manager asked the name of the teenage son accompanying me. True, I never addressed him by name, but still gained an ally.

Overall, I found the manager to be well informed and very energetic. I almost didn’t arrange a consultation with a mortgage broker - it was only in the office of banking specialists that I managed to regain control of the situation, and even then, probably, only because there was an impressive queue there.

Service - 9 out of 10 points

The service of Urban Group specialists, at least at the stage of choosing apartments, is impressive. Managers are competent and ready to answer a variety of questions. Despite the rush of demand, specialists remain calm and do not “muddy up” the conversation; they talk as much as necessary. On the forums I came across several negative reviews regarding after-sales service, but I did not have the chance to evaluate this aspect. Minus a point for running out of business cards and booklets.

Housing geometry

On the official website, the developer writes that the project presents 50 planning solutions, there are rare apartment formats, as well as a new class of housing - new business. At the moment, I see only classic apartments for sale (if we include “euro-two-room apartments” and “euro-three-room apartments”). High flats, city houses and apartments with a separate entrance are likely to go on sale later.

Now the only “unusual” thing is two-level apartments ranging from 41.9 to 89.3 square meters. m with 1-3 rooms. All of them are located on the 8th floor and have panoramic glazing. Most apartments are studio plan (that is, the room and kitchen are combined), rectangular in plan, with a separate bathroom and balcony.

The ceiling height in two-level apartments is 5.7 meters. There are several options for 2-room and 3-room two-level swing-type apartments: when one of the rooms is located on the other side of the corridor relative to the others, for example, a “two-room apartment” with a footage of 58.9 sq. m. m or 62.6 sq. m. The corridors in such apartments are very small, there is nowhere to even build a closet in them.

As I mentioned above, not all houses have apartments with finishing, therefore, when talking about layouts, we must keep in mind that we are talking mainly about houses of the “classic smart” and “club house” type. In “super comfort” and “classic” houses, interior partitions are not erected and can be placed wherever the owner wishes. Or they may be completely absent, as in studio apartments.

In classic one-level apartments, the ceiling height is 2.7 meters, the windows are ordinary, and the bathroom is separate. They have balconies or loggias (the developer glazes them).

The area of ​​one-room studios varies from 24.6 to 30.1 square meters. meters. Despite the very small corridor between the room and the bathrooms, almost all apartments have either a niche or space for a small storage room. Most apartments are rectangular in plan, although there are a few apartments in building 3.1 that have irregularly shaped rooms.

One-room apartments differ from studios in area; now apartments from 29.8 to 38.7 square meters are on sale. m. Apartments on the ground floor do not have a balcony. Most one-room apartments have a separate bathroom; there is a niche in the hallway for a closet or even a small dressing room.

Two-room apartments (both studio type and classic) are mostly “hinged” and have a small corridor in which it is possible to install only a small cabinet. Separate bathrooms, balcony provided. The area of ​​the apartments varies from 42 to 48.8 square meters. m. There are options in the house 3.1 (“classic”, sold without finishing), in which the non-rectangular shape of the room is compensated by a relatively spacious corridor with the ability to arrange a dressing room. In two-room apartments with a separate kitchen, the kitchen area is about 9 square meters. meters, rooms 10 and 16 meters.

There are few options for three-room apartments on the site; there are literally 10 apartments to choose from, including both “Euro” format and classic apartments. The area of ​​the proposed “three rubles” is from 59.9 to 69.6 square meters. meters. They are hinged: one of the rooms is opposed to the rest and the kitchen. Most options have a very bright room with windows on 2 sides. The area of ​​the rooms is the same as in two-room apartments: 10, 16 square meters. meters, the kitchen area is also about 9 square meters. meters. There are options with two balconies.

Four-room apartments are currently sold only in building 3.1, their area is 79.2 square meters. meters. The apartments have 2 bathrooms (1 large combined), 2 balconies on different sides; if desired, a built-in wardrobe can easily fit in the hallway.

In general, if you do not take into account the non-standard apartments of building 3.1, it is quite possible to find comfortable housing in the Vidny Gorod residential complex. For example, although the complex sells storage rooms separately, there are apartments with a small storage room in the hallway. There is a large selection of rectangular apartments for sale without interior partitions, which allows you to realize design ideas.

According to legend, I “bought” a 3-room apartment. The only drawback of the options offered to me is the rooms are 10 square meters each. meters. In my opinion, they are a bit cramped, and two of these rooms in one “three ruble” - it turns out to be a small area. I think a full-fledged “three-ruble note” with an area of ​​64 square meters. a meter is quite a bit.

I was also surprised by the options for apartments with two small balconies on one side, like in an apartment of 61.5 square meters. m, but perhaps there are fans of such options.

Layouts - 9 out of 10 points

In my opinion, the proposed layouts are quite sufficient. The vast majority of apartments are rectangular, there are no long awkward corridors, but there is space for storage rooms or built-in wardrobes. It seemed to me that the area of ​​the three-ruble apartments and some rooms (as well as the kitchens) was too small, so that’s why I got a minus point.

How much?

Minimum cost of apartments taking into account the discount for 100% payment or purchase with a mortgage (20% discount):

According to sales managers, the simplest finish (standard class) costs approximately 10,000 rubles per square meter. By comparing the cost of the proposed apartments, it turned out that, all other things being equal, a square meter in an apartment with “comfort” finishing costs 12 thousand rubles more than in an apartment without finishing. You can also now purchase a storage room at a price of 85,000 rubles (with a 30% discount on the first room). Car spaces in the complex are not yet for sale.

Competitors

The closest neighbor of the Vidny Gorod residential complex is the new building "Gosudarev's House" from the Granel Group of Companies. Also in the location there are almost finished low-rise residential complexes Rastorguevo Village and Sukhanovo Estate, and closer to the Simferopol highway microdistrict. "Eastern Butovo" (Bobrovo).

In the urban settlement of Vidnoye, in addition to this, the residential complex “Vidny Bereg”, “Yuzhnoye Vidnoye”, “Eco Vidnoye”, the residential complex “Colors of Life”, the residential complex “Green Alleys” are being built. At first glance, there is plenty to choose from, although I would not call any of the objects a direct competitor - there are no mid-rise complexes among them.

1. The Gosudarev House residential complex is a panel high-rise building that is planned to be put into operation by the end of 2016. Prices for studio apartments here are 70-78 thousand rubles per square meter, one-room apartments are 69-78 thousand rubles per square meter. meter, classic two-room apartments - 66.5-77 thousand rubles, and three-room apartments - from 60 to 74 thousand rubles. per sq. meter. The price range is large, but you can see that in the Vidny Gorod residential complex the prices are in the same range, although the Gosudarev House is a panel housing.

2. Residential complex “Yuzhnoye Vidnoye” is also a new panel building, the 4th stage of which will be delivered in the first quarter of 2017. The apartments here, just like in the Vidny Gorod residential complex, belong to the comfort class and cost from 2.9 million rubles. That is, one-room apartments cost about 80 thousand rubles per sq. m. meter, two-room apartments - 72 thousand rubles, three-room apartments - 69 thousand rubles, which is generally more expensive than in the Vidny Gorod residential complex.

3. Residential complex “Vidny Bereg” is another multi-storey residential complex planned for delivery “the other day” (in the second quarter of 2016). The houses here are monolithic brick, the apartments belong to the comfort class. Residential complex "Colors of Life" - part of the larger project "Rainbow" of the City-XXI Century company, the quarter consists of multi-apartment monolithic buildings, some of them will be commissioned in the fourth quarter of 2016, and the cheapest apartments at the end of 2017. The minimum cost per square meter in this project is 74,900 rubles (“two-room apartments”), the minimum cost of three-room apartments is 75,500 rubles, and for one-room apartments is 78,900 rubles, that is, all apartments are more expensive than in the Vidny Gorod residential complex.

5. In the low-rise residential complex “Usadba Sukhanovo”, the construction of monolithic brick houses has already been completed, a square meter in a “one-room apartment” costs 79 thousand rubles, in a two-room apartment 77 thousand rubles, and in a three-room apartment 75 thousand rubles, that is, in general - ready-made apartments economy class apartments in the Sukhanovo Estate residential complex are more expensive than those being built in the Vidny Gorod residential complex.

In general, it cannot be said that prices in the Vidny Gorod residential complex are very low. For example, with an amount of 5 million rubles you can buy a 2-room apartment of 65 square meters. meters in the currently rented residential complex "Sukhanovo Park", a 2-room apartment with an area of ​​68-72 sq. meters in the also already built residential complex “Vidny Bereg”, a 3-room apartment with a footage of 73 sq. meters with a delivery date of the first quarter of 2017 or wait until August 2017 and get a 3-room apartment of 68.8 sq. meters without finishing in the Vidny Gorod residential complex.

At the same time, the location also has more expensive (relative to the Vidny Gorod residential complex) offers - for example, the Colors of Life residential complex, the Yuzhnoye Vidnoye residential complex. I cannot help but note the psychological value of the proposal. So, for example, housing in the Gosudarev House residential complex costs almost the same as in the Vidny Gorod residential complex, but the project is a panel project, without, as they say, frills.

Prices - 7 out of 10 points

The location has apartments both more expensive and cheaper than in the Vidny Gorod residential complex, but there are still fewer more expensive ones. It cannot be said that the cost of apartments in the Vidny Gorod residential complex is very low: today, for about the same money, you can become the owner of an apartment in monolithic buildings built in this location.

How to buy?

The sale of housing in the Vidny Gorod residential complex takes place within the framework of Federal Law 214, and equity participation agreements are concluded with buyers. DDUs are insured by the Regional Insurance Company and VSK - both are on the list of accredited insurers on the Central Bank website.

If we talk about the purchase scheme, it is very simple. You can purchase an apartment either with 100% payment or with a mortgage. In both cases, the buyer receives a 20% discount. Those who buy an apartment with a mortgage first obtain loan approval from the bank. After which an apartment is booked for an affordable amount (this is a free service).

The developer prepares the DDU, registers it, the buyer, having signed the mortgage agreement, makes a down payment. Registration of a share participation agreement and ownership of apartments (after putting the houses into operation) is also free.

Thus, in addition to the cost of the apartment according to the price list, the buyer’s additional expenses are 2-3 thousand rubles for notary services to issue powers of attorney and certify copies, as well as the cost of life insurance for mortgage borrowers (each bank has its own fee).

As for preferential mortgages, loans are provided by 4 banks: Sberbank, VTB24, VTB Bank of Moscow, Svyaz Bank. In all cases, the minimum down payment on a mortgage is 20%, the maximum loan term is 30 years, the rate varies from 11.75% (VTB24) to 12% (Sberbank and Svyaz-Bank).

Interestingly, in July, when purchasing an apartment with a mortgage with a down payment of 20% or with 100% payment, a 20% discount is provided. Another attractive offer from Urban Group is a mortgage with a minimum payment of 3%. That is, you can buy an apartment with a mortgage with only 81,000 rubles.

Maternity capital is accepted for payment. Moreover, families with 2 or more children are given a discount in the amount of a state subsidy (“Double Maternity Capital” campaign).

Mortgages are issued to military personnel on special terms; those who take advantage of them will receive a 17% discount in June. Also, military personnel who took advantage of the certificate for the purchase of an apartment in “classic” type buildings will receive a 10% discount in June and receive standard “standard” finishing as a gift.

There is a special offer for apartments in a “Super Comfort” type building. In July, apartments from a limited list can be purchased at a reduced price (from 2.3 million per apartment). And buyers of apartments in a club house are given the opportunity to receive designer finishing as a gift (prices for apartments are the same as in ordinary houses without finishing).

To receive designer furnishings as a gift, you must book an apartment in the club house in July (“Designer finishing as a gift” promotion).

Another promotion for buyers of storage rooms. They are given a 30% discount on the first pantry purchased, 40% on the second, and the 3rd and each subsequent one are 50% cheaper. Offer valid until July 31, 2016.

Purchase scheme - 9 out of 10 points

Sales are conducted in accordance with 214-FZ, transactions are properly insured. Although mortgages are from only 4 banks, there are flagship ones. There are several interesting promotions in July; for example, a 20% discount looks very tempting. Minus point for lack of installment plan.

Returning to the characteristics of “Cities for Life,” I would like to note that I only had one question regarding transport accessibility. On the website in this paragraph it is written: “A trip by public transport to the center of Moscow takes no more than an hour. Having several options for travel routes by private car allows you to avoid traffic jams.”

The only minibus (and even that one to the Annino metro station) - this, in my opinion, cannot be called good accessibility. Yes, there is an option to get to the city by train, but you can’t walk to the railway station, it’s far away. In general, without a car, it seems to me that it will be difficult to live here. On the other hand, only 3 thousand parking spaces are designed for 6 thousand apartments.

Otherwise, I liked the property: it is interesting in appearance, offers a huge selection of layouts, and has a good environmental situation. Let's not forget about a reliable developer, which is especially important during a crisis. In the future, when the infrastructure improves, the Vidny Gorod residential complex will become a comfortable place to live.

The opportunity to purchase a storage room is also, in my opinion, very tempting (so as not to clutter the balconies with winter tires, for example). Sales are carried out on a DDU basis; there are almost no additional costs associated with the transaction, but the developer offers several payment options, including on attractive terms. Based on the sum of factors, the Vidny Gorod residential complex receives “8” points.

The infrastructure in Lopatino is poorly developed, but there are prospects for development. Nearby, 2 schools, 4 kindergartens, a medical and shopping center, and a sports complex with a swimming pool are being built. Of the existing facilities, the Olympic Reserve school, a secondary school, and several shops are within walking distance. You can use the services of shopping centers in Vidnoye, which can be reached in 20 minutes by car. The city has branches of universities, sports centers with swimming pools, 9 schools, and kindergartens.

The new building is 6 kilometers away from the Moscow Ring Road. The Rastorguevskoe highway runs nearby, providing access to the Warsaw and Simferopol highways. There is a bus stop within a minute's reach, from where you can get to the Domodedovskaya and Tekstilshchiki metro stations by public transport.

Of all the nonsense about the “wonderful developer” that I have read here, I only agree with the fact that our residential complex has beautiful architecture. On my own behalf, I’ll add that 90% of the positive reviews here are written by employees of the company’s PR department, who (to their credit) do their job well, as do the sales people who skillfully pull the wool over the eyes when selling an apartment. The remaining 10% are those who fell for the managers’ fairy tales, but they themselves have not yet realized which “G” they have ended up in. Now, in order, from what was voiced by the managers, demonstrated in colorful booklets from the UG and what is available as of the beginning of May 2018:
1. When buying an apartment in March 16th, all the managers unanimously painted beautiful pictures about schools and kindergartens in 18-19.
As a result, at the moment there is not only a school, but also a kindergarten. Everything has been postponed for at least a year.
2. Promises of managers about the high-speed tram line next to the residential complex, the Solntsevo-Butovo-Vidnoe highway, which allegedly will also pass next to the residential complex.
Everything turned out to be a complete lie. Moreover, due to the fact that next to the residential complex there is not only a traffic light, but also a banal pedestrian crossing, there have already been numerous cases of collisions with pedestrians, including fatal ones. The nearest stop “Pravleniye” is located 600 meters from the entrance to the residential complex and you have to walk along the highway up to your ears in dirt and dust (depending on the time of year), risking being hit or run over.
3. The manager announced that the deadline for the delivery of the 1st stage houses until August 31, 2017 has already included a possible period of delay in the delivery of the house. As a result:
3.1. Houses 6.1 and 6.2 were handed over in November with a delay of more than 2 months, but some residents still cannot get the keys to the apartments because renovations from the developer have not been completed.
3.2. The ninth houses were handed over in the winter of this year with a delay of six months and the shareholders still have not all received the keys for the same reason as above. Moreover, they were positioned during the sale as club houses and they would have a separate fenced area with access only for residents, with silent elevators and other amenities of a VIP house. There is none of this. The position of the management company and the developer is as follows: “Convene a meeting of residents and if everyone agrees, then donate your own funds to the fenced area, and everything that was in the booklets remains in the booklets.”
3.3. The 7th house has not received the ZOS to this day, and this despite the fact that 2 attempts have already been made to obtain it. It's the 9th month of delay (!!!), but there is no information from the developer. Also in this building, the developer unilaterally cut off part of the balconies of the apartments on the second floor, offering a meager compensation of 25-50 thousand rubles. and the excuse that he can make changes to the project and the cost of balconies was not included in the price of the apartment.
3.4. For the houses of the second stage, the delivery date was postponed by six months and this is the minimum, taking into account how the first stage is being delivered. For houses for which pit development was supposed to begin in the fall of 17, this work began only in the winter and spring of 18.
4. There is still not a word about the power line, which instilled fear in everyone, it was stated that the line would be dismantled and in its place there would be a parking lot. The power lines are working, there is no parking and there are no plans to do so in the near future.
5. There are hundreds of lawsuits pending against the developer Vash City LLC for late delivery of houses. And not only are the amounts awarded very modest, but the developer is also putting a spoke in the wheels of the shareholders. For more than 80% of claims, regardless of the court's decision, the developer files an appeal, thereby extending the deadline for paying the penalty.
6. The quality of houses is very low. The plaster on the facades has already peeled off, there is water in some basements (with storage rooms, by the way), and the other day an access pipe with cold water burst in one of the rented houses and water spilled over the landings and flights of stairs.
7. None of the employees of the developer or the parent organization Urban Group can provide accurate and truthful information on the residential complex and the deadlines for the delivery of houses. Different departments voice different information and redirect it to each other. In case of problems, there is also no way to reach anyone, either by phone or by visiting the office. Everything is sent to the customer service department, where employees by phone offer to register an appeal and wait up to 30 days for a response. The developer has blocked the ability to comment on messages in the official group on VKontakte and Instagram due to a large number of negative reviews from shareholders. The virtual walk was cut down to one point. If previously it was possible to move around the construction site from the camera of one house to the camera of another, now they have left one point from which only the general landscape is visible.
Some banks have withdrawn their accreditation from some of the houses in our residential complex. The other day, Gen. left Urban Group and all its subsidiaries. Director Puchkov and instead of him the group of companies will be managed by the owner of the business. The parent company Urban Group LLC belongs to a Cypriot company. The reason for the delay in delivery was first attributed to the rainy summer, then they blamed bad contractors, and in court they stated that the area was allegedly contaminated and its reclamation (is this on the territory of a former collective farm field?!).
8. All of the above information is not fiction and was taken from open sources (media, forums, groups of residents on social networks and communication with neighbors), so I can only direct Urban’s defenders and those who are simply not in the know to check this themselves. With this review I am in no way dissuading anyone from buying an apartment, but I am only laying out the facts. Whether you buy or not is up to you, but what potential buyers may encounter is described above, and I regretted that at one time I decided to buy an apartment in the Vidny Gorod residential complex.

The Vidny Gorod residential complex is located in the town of Vidnoye near Moscow, south of Moscow, not far from the Sukhanovo estate. The developer of the quarter is the Urban Group corporation, a successful representative of the development market, which has been steadily implementing construction projects for more than 8 years.

Housing

The residential complex "Vidny Gorod" is represented by 8-story monolithic brick buildings, the construction of which is carried out according to the author's design. The decoration of the facades is made in the style of classicism, each building has a special, original design. Apartments are offered from 27 to 83 sq.m. with a wide choice of planning options. The developer presents both traditional layouts and non-standard solutions - eco-lofts, cityhouses, studios, high-flats, two-level premises, as well as objects with a terrace.

District

The infrastructure around the facility is poorly developed: the complex is surrounded by low-rise buildings, there is only one school No. 6 and a kindergarten nearby. The developer's plans include the construction of a school, kindergarten and sports facilities. Cultural sites, natural attractions and temples are within a 10-minute drive.

Road

The new building can be reached by car or minibus along the Simferopol highway or Novaya Kashirka. Rastorguevo railway station is not located within walking distance (3 km from the new building).

In 2018, the Solntsevo-Butovo-Vidnoye highway will be put into operation, which will run from Butovskoye to Varshavskoye highway and connect Vidnoye with the territory of New Moscow. The program also provides for the expansion of the Rastorguevskoe highway itself from 2 to 4 lanes and the organization of new interchanges and exits on it. There is also the option of driving along the toll section of the M-4 highway.

By public transport you can get there from the metro stations of two lines: Serpukhovskaya (Annino, Dmitry Donskoy Boulevard) or Zamoskvoretskaya (Kantemirovskaya station).

In 7-10 minutes you can take a bus to the Butovo railway stations in the Kursk direction and Rastorguevo in the Paveletsky direction. The company also has its own shuttle, which runs according to schedule from the Dmitry Donskoy Boulevard metro station. In the future, the metro will come closer to the complex - a light metro line will be extended from Butovo to Rastorguevo, and then to Vidnoye.

Ecology

The complex is being built on the site of a former field. From the western side it is approached by a vast forest area, which is part of the Butovo forestry. The nearest adjacent forest area will be cleared and minimally landscaped, and hiking trails will be laid out there. The transition zone from the territory of the complex to the forest park will be a small regular park.

The residential complex is surrounded by a private sector on the northern and eastern sides, and Rastorguevskoye Highway runs from the south. To the southeast, behind the highway, just a kilometer away, begins the large territory of the Sukhanovo estate, the former estate of the Volkonskys, where you can walk along the preserved alleys and go to the Sukhanovsky pond, 700 m long, with a partially equipped coastal area and bridges for fishing. Historical buildings have also been partially preserved on the territory of the estate. You can reach the Spassky Reservoir in 7 minutes by car.

Editorial opinion. There are no special problems with transport accessibility by car, and there are 2 alternative routes at your disposal. Public transport is also quite good: you can get to the metro in 15 minutes. Perhaps the ecology of Vidnoye is not ideal, but all enterprises are located in the most remote part of the city from the complex. The direct proximity to a vast forest area is a big plus. The only thing that can bring some fuss is the future expansion of Rastorguevskoye Highway.

The ratio of parking spaces in parking lots in relation to the number of apartments is 1:2 (there are 3 thousand parking spaces for 6 thousand apartments). The missing difference will be compensated by surface parking for cars, organized along the perimeter of the buildings.

The dominant feature of the area will be a terraced area located on the roof of a large shopping complex. You can climb here using ladders. Beautiful flower beds will be laid out here, a city clock, benches and small architectural forms will be installed. The square will offer interesting views.

The area will undergo intensive landscaping, with emphasis on fruit trees. In the green zone bordering the forest area there will be grounds for workout, mini-football, volleyball, basketball, French petanque, as well as a climbing wall, tennis courts, and table tennis tables. In winter the skating rink will be filled.

The area of ​​one-room apartments is 33-45 square meters. m, two-room apartments 45-58 sq. m, three-room apartments 59-72 sq. m, four-room apartments 77.1-80.3 sq. m. Housing, with the exception of finished apartments, is rented without partitions, with tongue-and-groove blocks erected to a height of 30 cm.

Thanks to the presence of an additional window, you can separate the kitchen into a separate space, slightly sacrificing the living room area.

There are also 5 window openings in the 59-meter three-room apartment in the shape of a strict rectangle, on the left side of which you can organize a sleeping area with two 10-meter rooms, and on the right side, symmetrically separated by a corridor, a kitchen-living room. However, both the living room and kitchen here are assumed to have standard areas - 16 and 8 square meters. m, so you may not want to combine them.

The 79-meter four-room apartments look interesting, having a view to three cardinal directions and having two bathrooms. A special feature of the living room is the presence of a window and a loggia facing different sides. If you combine the living room with the kitchen, you get a large 24-meter space with three sources of natural light.

In an eco-loft, housing on the upper floors with ceilings 3.6 m high, you can equip a mezzanine by placing an office or playroom there. The situation with external infrastructure is determined partly by the location of the complex next to other residential complexes. For example, in the neighboring complex it is planned to build a trade and office business center “Vidnoe City” with a cinema and conference rooms, as well as a medical center “European Health Standard” with a clinic designed for 600 visits per shift.

There is no point in comparing it with another neighbor of the Sukhanovo Park residential complex, since this is a multi-format business class complex that has already been put into operation. The same can be said about the residential complex “Rastorguevo Village” - a complex of business class apartments, which has already changed the developer and has been in a long-term construction status for a long time.
